The size of the estate covers 109,053 m2 (27 acres) of which exactly 80,476 m2 (19,88 acres) are in one piece on the hill, while in the valley (canyon of the Korana River) there are 28,577 m2 (a little over 7 acres) of integral space. The distance between the two parts is about 250 to 300 meters, but they are connected by a gravel road.
The larger part of the hilly estate is covered in forest (oak, hornbeam, beech, birch), but there are also fields, meadows and grasslands on the ranch. The estate is a part of a larger area which is free of industrial or other pollutants and is sparsely populated and full of greenery. The land has not been sprinkled by any herbicides or chemical toxins for over twenty five years. The estate has two electricity connections, as well as a 11,000 gallon (50m3) water tank.
Some of the objects are preserved in their original state, while others were recently adapted. The estate has different access points to the Korana River and one access point has a natural drinking water spring rich in iodine. The natural drinking water spring, as well as the stream that flows into the river, are one hundred meters away from the house.
The whole area is home to a variety of animal, bird and fish species. The river is not only full of crabs and shells but also of a large number of fish species such as the butterfish, the pike, the trout the chub, and other species. The forest is inhabited by boars, deer, rabbits, foxes and martens. An orchard is situated within the estate and it consists of various fruit trees.
There are remains of an ancient Roman quarry (with the existing sarcophagi that were built during that time) few kilometers from the estate. A half-an-hour walk takes you to the highest peak of Rđava Greda (known as Vidikovac), giving you a spectacular view of the Korana canyon and the rest of the area.
The estate is very near Karlovac (25 km), and a short trip to the Plitvice lakes, UNESCO world heritage site and the oldest national park in Croatia, is always an option.
